This picture is his condo so if he moved out it is very recent
He's signing on the edge of the pic, so if you frame it, his signature won't show. But the pic is so dark, I guess he can't sign on the actual pic.
3:15, you can have it framed so the signature shows. It is very common for prints to be signed like this and frame shops are experienced in matting them properly.
He may just be signing my print right there.
